Amenity-Focused Urban Core Activation
ARC by Crown Group was designed as a contemporary tower that respects the historical context of its surrounding urban fabric. The site is characterized as a transitional zone between the commercial core of Sydney’s Central Business District (CBD) and the existing and proposed residential developments along its western edge. By offering a substantial number of units, the building appropriately responds to the availability of infrastructure, transport, and demand for quality residential amenities in the area. It invites new residents by providing retail amenities on the first and second floors.
The design focuses on providing a high-quality mixed-use building that both enhances the existing streetscape and provides a unique and recognizable addition to Sydney’s skyline. Inspired by the masonry character of significant heritage buildings and their characteristic arches, a duality is introduced to the façade, carried by the differing aesthetics of the podium and tower. The through-site link comprises an eight-story atrium and is designed to enrich the street life of the CBD. The sculptural tower element floats above the podium, shaping the skyline with a gentle and organic form, exploring the opportunity to open the rooftop to the elements.
The concept has been designed with consideration of the intent of City of Sydney’s planning principles, set out in the Residential Flat Design Code and State Environmental Planning Policies, to ensure a high level of public and residential amenities. The development includes 221 rentable units, 86 serviced units, and 135 for-sale units, over a generous retail and public precinct. All residents have access to amenities on the rooftop, which offers socializing opportunities to neighbors as well.
